DUTIES & RESPONSIBILITIES:
1. Ensures that all physical elements of the facility (HVAC, plumbing, electrical, etc) are up to code and maintained to operate at peak efficiency at all times, including:
• Oversee maintenance functions such as electrical, HVAC, plumbing, landscape, vending, office cleaning, etc. to ensure high quality, consistent services.
• Maintain accurate records to necessary to create and implement an ongoing preventive maintenance program.
• Ensures corrective maintenance is performed safely, effectively, and expeditiously.
• Oversee the maintenance of tools, equipment, and inventories of parts and supplies for facilities repairs and order materials as necessary.
• Maintains contact with office supply vendors to requisition materials and supplies.
2. Manages mailroom activities, including:
• Implements systems, controls, and processes to ensure all incoming and outgoing mail is accurately distributed on a timely basis.
• Monitors costs and takes action to ensure mail costs are kept to a minimum.
3. Leads safety initiatives by following all safety policies and procedures and creating and maintaining a safe and productive work environment for all employees. Recommends changes as needed.
4. Interacts in a professional manner with employees, vendors, suppliers and contractors.
5. Assist in the annual budget & planning process and reviews and manages department expenses. Controls maintenance costs relating to personnel, purchasing, inventory control and outsourcing of repairs.
6. Manage and maintain onsite security systems and recommend changes as needed.
7. Manages the department staff, including responsibility for hiring, training, scheduling work assignments, performance management, discipline, and authorization of overtime.
8. Perform other duties as assigned.
BASIC QUALIFICATIONS:
1. Bachelor's degree in business, management, or engineering or equivalent work experience in facilities management with management/technical emphasis.
2. Minimum of 7 years industry experience required either in a corporate environment, third party service provider, or as a consultant, including at least three years supervisory experience.
3. Knowledge of building HVAC and electrical systems, basic accounting, office equipment and furniture, real estate, and telecommunications systems.
4. Strong organizational, interpersonal, management and leadership skills.
5. Computer skills, including email, internet, basic accounting systems.
6. As this is a “hands on” working position, physical ability to walk, lift up to 60 lbs. operate forklifts and other machinery, climb ladders, move furniture, shovel snow, etc., as needed is required.
